pack
will be required by home
sellers from
August 1st, 2007, if your home
has four bedrooms or more,
from August 1st, 2007.
The home
information
pack
requirement for a home with
three
bedrooms or less is yet to be advised.
No
information has
been issued for the potential
influx of
three bedroom homes
with a study, a basement and/or an office onto the housing market or a
one bedroom home
with 10 reception rooms !!!!
The
introduction date of home
information
packs may
also be delayed by a
court action from RICS.

Government
legislation is due to place an explicit
duty, on home sellers
or the estate agent
marketing a residential property for sale,
to provide a home
information
pack for
prospective buyers.
Important
It is
recommended that a home
seller
does not
accept a 'free' or
'reduced cost' home
information
pack
from any estate agent as part of an agreement to sign up. The home
information
pack is
likely to remain the property
of the estate agent and should the home
seller
wish to move estate
agent, due to disatisfaction, a new home information
pack
would need to be commissioned at further cost.
It is
recommended that the purchase
of a home
information pack
is a wholly separate purchase,
and free of any
links to any other service from an estate agent or any other provider.
The
Home Information
Pack Association
only recommends buying
home information
packs
with the HIP
code logo.
